What will our office provide for Sellers?

  • Conduct the settlement and review the Closing Disclosure Forms
  • Prepare the deed which will transfer ownership from Seller to Buyer
  • Pay off all existing liens and/or judgments including mortgages or Lines of Credit
  • Help resolve problems that arise during the process

Can your office wire funds from the sale of my home into my account?

Yes, our office can wire funds from your sale into your account. If you would like us to wire your funds, you must contact the financial institution at which the account is located and obtain written wire transfer instructions. Simply bringing a voided check from the subject account to settlement is not sufficient. With the unfortunate rise of wire fraud, our staff will verbally confirm all wire instructions prior to transfer.  If you have any questions about the wire transfer of your funds, please contact your paralegal or our office.

I am buying property right after this settlement. How are my proceeds handled?

Of course, any Seller proceeds are disbursed at settlement via a check from our firm. If you are buying property immediately following your sale, we are able to wire funds directly into the attorney or Title Company’s account after your settlement.  Please let your paralegal know as soon as possible if you are in this situation.  Our office will make sure that the financial transfer of your sale and upcoming purchase run as smooth as possible.  Of course, if you wish to have your proceeds wired versus a check, we will be happy to accommodate.  Kindly follow the instructions in the previous paragraph about obtaining your bank’s wire transfer information.
